| Abstract | ABSTRACT The practice of real estate assessment can be characterized as a business that involves methodically collecting, reviewing, and evaluating data, usually leading to the reporting of a valuation determination. The information processing methods of the appraisers influence the results of the appraisals. The privately held real estate market traditionally have been characterized by excessive knowledge search costs, inadequate data, eclectic properties, and comparatively few transactions. In contrast, an efficient market for stocks has a wealth of publicly accessible information and a sizable number of homogenous transactions every day. Commercial evaluators were previously largely restricted to circumstantial methods of gathering market data and functioned without a centralised data supplier, which frequently led to an imprecise search for information. Hence, the purpose of this research was to identify the most valuation method and factors considered in the valuation of commercial properties in the commercial automobile retail sector in Bahrain. The researcher used 20 indepth interviews with key informants who are experience valuers stationed in Bahrain regardless of their nationality, age or gender. The research findings the findings of this research suggest that there are a variety of elements that are fundamental in the estimation of a property's value in Bahrain's automotive retail industry. The current market trend, legal and regulatory frameworks, and political and economic circumstances all affect the evaluation of a property's value in the sale of automobiles. Furthermore, techniques such as comparative market analysis, cost approach, and income capitalization, as well as methods such as surveys, inspections, and appraisals, can be used to guarantee an exact and trustworthy evaluation of a property's value.
