| Abstract | Abstract : Background: Technology has been an integral part of our lives for many decades and is only increasing in importance. Many sectors are taking advantage of technology to enhance their products and services. Real estate is no exception; the Bahrain government and the sector stakeholders continuously work to implement the latest and most remarkable technologies to serve the Bahraini citizens best. However, some areas are not benefiting to the full extent, and it is crucial to take advantage of the available technology early to get the most out of it before it becomes outdated. Research Objectives: This research proposes a framework for transferring property ownership in Bahrain. This study examines the current ownership transfer system and analyzes blockchain technology as an alternative to facilitate real estate business. Methods: This is an exploratory research that proposes a structure of blockchain for implementing the ownership transfer process in the real estate business. This proposed mechanism brings buyers and sellers together to reduce overall costs, achieve transparency, and ease the process using the platform economics. Before this, a comprehensive analysis of the current state of real estate ownership transfer in Bahrain is analyzed to find a way to improve this process by using the blockchain system. Results: This study employs platform economics to illustrate how blockchain technology can transfer real estate property ownership. To extend the understanding, the transferring ownership mechanism is split between Bahraini citizens and non-Bahrainis. This study proposes that new ownership transfer structures adhere to these established pathways to ensure legal compliance and applicability. Failure to do so would render the new transfer structure legally invalid. Therefore, any proposed changes or innovations in the property ownership transfer process must align with existing legal frameworks to ensure their enforceability and legitimacy. The benefit of the platform is that it provides a reliable and smooth process that is secure and virtually impossible to hack or compromise, reducing the transaction cost and providing a sense of security to all stakeholders. This will increase the willingness of the public to invest in real estate, especially foreign investors, as their biggest fear is the loss of their investment due to hacking or poor record keeping; the blockchain process will ensure that the records of their assets are kept untampered. The platform would also add to the scalability of the process, where an additional type of transaction could be done on the platform, such as exchanging assets, which is currently being done as separate transactions. The platform could treat it as one transaction, which expedites the process. Conclusion: Policymakers and relevant authorities may consider blockchain technology for transferring ownership of real estate property, which will help monitor the buying and selling activities of real estate property and make this sector smoother for trading. This technology will boost the confidence of buyers and sellers, allowing them to track the position of real estate property. | |
